LEGAT OWEN MARKETS SABRE SITE

Property consultancy Legat Owen has been instructed to find a buyer for the former Sabre Valves site, close to National League football club Altrincham FC’s Moss Lane ground.

Both unconditional and conditional offers are invited for the 1.73-acre plot, either for its existing use or for potential redevelopment representing a rare opportunity to acquire a brownfield site in a highly desirable residential community.

In addition to its existing use, it is thought the site would be suitable for housing, care or retirement living. The site sits to the northern side of Moss Lane and the western side of Golf Road, around half a mile from the flourishing Altrincham town centre, and roughly three quarters of a mile from Hale’s popular village centre.

Three single-storey buildings are currently in place on the site, totalling around 25,922 sqft. Vacant possession is available at completion. Sabre Holdings, for whom the site is now surplus to requirements, is the seller.

Offers are invited up to 23 September 2022.

Will Rees, director in development land agency and consultancy at Legat Owen, said: “The revitalisation of Altrincham town centre is one of the retail success stories of recent years, and this has always been a desirable part of the town.

“It has to be said that the chance to acquire such a sizeable development opportunity in a well-established neighbourhood doesn’t present itself often. The site is well connected by road and public transport, with good local amenities, and we expect it to prove popular.”
