SPECULATIVE WAREHOUSE COMES FORWARD AT CENTRAL M40

Joint Venture partners, db symmetry and British Airways Pension Fund, are underway to deliver a third phase of speculative development at its industrial and warehouse facility, Central M40 in Banbury.

Following phase two completion of units 7 and 8, and the subsequent letting of unit 7 to TVS Solutions and unit 8 to Rinkit, the joint venture is bringing forward a further building (unit 5) of 330,000 sq ft of B2 and B8 accommodation at the 70-acre site at Junction 11 of the M40 Motorway.

A&H Construction, which has been appointed to build out unit 5 after its successful completion of phase two, has started work on site. The new unit will benefit from 15m clear internal height, 30 dock levellers, four level access doors and 50m yard depth within a secure gated and fenced area. Grade A office space that is accessed from a double-height atrium reception, will be comfort cooled have a fitted kitchenette, raised access floors, and many energy efficient features including LED smart lighting.

Central M40 is situated between Birmingham and London, with 75% of the population accessible within four hours’ HGV drive time. The development has already attracted high calibre tenants including Hellofresh and Prodrive Motorsport.

Available on flexible lease terms through joint agents Burbage Realty, CBRE and Colliers International, unit 5 is due to be completed in April 2019. The JV has detailed planning consent for 1m sq ft of industrial accommodation at Central M40, with further design and build opportunities available up to 198,750 sq ft.

On commencing the third phase of speculative development, Harry Sadleir, development director at db symmetry, commented: “With detailed planning in place for the entire scheme, and the land fully serviced, our JV with BA Pension Fund allows us to fast track development to meet end users’ requirements.”
