£1.5 MILLION DEESIDE ENTERPRISE ZONE REVAMP NEARS COMPLETION

A major £1.5 million refurbishment programme which will deliver 85,000 sq ft of high quality industrial and warehouse space at Z2, Deeside Industrial Park, is now over half way through with 35% of space already ready under offer.

Work on the Zone 2 scheme (Z2), which comprises 7 units, ranging from 9,800 sq ft to 26,000 sq ft began in April 2018 and is on target to complete by September 2018.

Z2 is strategically located within the heart of the Deeside Enterprise Zone, within a Grant Tier II Assisted Area, so new occupants may be eligible for financial funding and assistance.

Site One, at the entrance to Z2, is eight-acres and will feature high quality new bespoke logistics and warehouse space which will also be suitable for advanced manufacturing with sizes ranging from 20,000 sq ft to 100,000 sq ft.

Chester-based commercial surveyors, Legat Owen, along with B8RE, are joint agents on the scheme.

In addition, Legat Owen confirms a 23,713 sq ft laboratory letting to Reacta Biotech, a major diagnostic business on Unit 2 on New Tech Square on a new on a 10-year lease.

Martin Wickham, commercialisation manager at Reacta Biotech, said: “The opportunity at Z2 came at the perfect time for us as we needed to find a suitable manufacturing facility for our product, which has very specific requirements.

“We had been struggling to find somewhere and building our own facility would have been expensive and would have set us back a few years. Moving to Z2 has meant we can be up and running within a few months so it has been like a golden ticket for us. It has enabled us to move our business rapidly forward to the next level and being situated just down the road from our product development facility, means the location is ideal also.”

Mark Diaper, associate director at Legat Owen, said: “It’s an exciting time to reach this milestone having already completed two key deals, with an additional two units under offer and strong interest in the remaining space in units from 3,500 sq ft to 26,000 sq ft.

“The level of demand we have evidenced, shows there remains genuine appetite for high quality refurbished stock in Deeside, which is in very short supply at the moment. It’s also a real bonus to have eight acres, 100,000 sq ft of design and build options available too in such a prominent location.

“The space at Z2 is ideal for businesses looking to relocate due to its prominent location in Deeside Enterprise Zone, which is a hot bed for manufacturing in North Wales. Z2 also falls under a Tier II Grant Assisted Area, with potential business rate relief, meaning potential occupiers may be eligible for financial support so the potential is huge.”

The Park is located off the A548/A550 and two miles from the end of the M56, which provides access to the national motorway and road networks servicing North Wales and the North West.

Deeside Industrial Park, is recognised as one of North Wales’ premier industrial and manufacturing destinations. Key occupiers include; Toyota, Convatec, Great Bear Distribution and Tata Steel.
